Three ways we make housing happen.
One team of architects and developers, working on our own projects and on yours.
Homes for the people who keep Inglewood running.
Tax-credit and other subsidy programs focus on the lowest incomes, and new Class-A buildings are priced for the top of the market. Teachers, nurses and the people who staff Inglewood's venues are caught in between, and new construction for them rarely pencils.
We partner with a 501(c)(3) nonprofit and record an 80% AMI rent covenant, which qualifies the project for California's Welfare Tax Exemption. In LA County, 80% AMI limits are high enough to reach much of that workforce, and the property tax savings let those rents carry new construction without direct public funding.
Starter homes on small infill lots.
SB 684 and SB 1123 allow qualifying infill lots to be subdivided into up to ten small homes with ministerial approval. We turn underused parcels, often a deep lot with one older house or none at all, into for-sale starter homes priced for first-time buyers.
AERO Collective, with West of West, is architect on one of three teams chosen for Small Lots, Big Impacts: eight for-sale homes on LA's west side.
